    a word or two

    ok some there are a couple of words and the odd sentence here that are confusing me, will be glad of any help!
    the first one is:

    Первопрестольной - (В настоящее время, по данным компании Blackwood, промзоны занимают в Первопрестольной около 20 тыс. га, что составляет почти 20% общей территории Москвы в 108 тыс. га.)

    рейдеры: i guess maybe the word raider is used in a economical sense in english but ive not heard it. could someone explain to me exactly what a рейдер does, at least in the following context: В 90-е годы промзоны из обеих столиц фактически не выводились. Все поменялось в начале 2000-х годов, когда с ростом экономики рынку потребовалось огромное количество качественной офисной недвижимости. Первыми на это среагировали рейдеры, которые, используя схемы различной степени законности, сумели заполучить сотни га промзон в лучших частях столицы

    Рывок или простой?
    this was a heading to a section about the future of some commercial real estate in moscow and spb. so i get a translation of rivok, thats fine, but i cant get the meaning as its a noun and a verb together. is this some set term or smt?

    Первопрестольная = Москва. Так её стали называть, когда Пётр I перенёс столицу (престол) в С. Петербург.
    Тогда Москву стали называть первопрестольной - от первый престол.

    Рейдеры - специалисты по M&A (Mergers & Acquisitions), люди (фирмы), занимающиеся недружественными поглощениями других фирм. В России в 90-е годы такие "специалисты" были не слишком щепетильны в вопросах законности своих действий. В настоящее время "рейдеры" используют законные, т.н. "белые" и юридически чистые схемы, но, де-факто эти схемы представляют собой всё тот же банальный отъём активов у граждан.

    Простой - is a noun here (stoppage, standstill, down time, idle time)
    Рывок - spurt
