    Estimated Value

    In Cyprus all properties were valuaded by an independent authority of valuators in 2013.
    What is the best way to express in russian this term:
    Оценённая стоимость (цена) двух тысяч тринадцатого года
    Чем больше слов, тем меньше они стоят.

    It could be just оценка I think. As in phrases:
    "Согласно оценке две тысячи тринадцатого года, ..."
    "По оценке, произведённой в две тысячи тринадцатом году,..."

    There is a very specific term for that, which is оценочная стоимость.

    But if I want to say: estimated with the meaning of approximately (e.g. приблизительно)?
    Например: The estimated inflow of immigrants from Europe is about 120,000 per year.

    Many variants are possible.
    Приблизительная оценка притока иммигрантов в Европу составляет 120'000 человек в год.
    Оценка притока иммигрантов в Европу составляет примерно 120'000 человек в год.
    По (некоторым) оценкам приток иммигрантов в Европу равен примерно 120'000 человек в год.
    По (некоторым) оценкам приток иммигрантов в Европу примерно равен 120'000 человек в год.
    Note, that two last express the same idea, but word "примерно" related to different words. "примерно равен" is verb, "примерно 120'000 человек" is noun.
    и т.п.
    (also note that in russian tradition symbol "," is used as delimeter of integer and fractional parts of number. computer era introduced dot "." in the same role. probably you will confuse russian with them in this role. use ' instead.)

    Hmm… That apostrophe looks foreign too.
    In Russian typography, spaces are used as thousand delimiters: 120 000

    Russian 100 000 rouble note (before 1997 denomination):

    Also I noticed that sometimes I used the world расчетный.
    For example when clients ask me: what is the value of this property?
    I answer: Расчетная стоимость составляет $...
    The reason why I do not choose оценочный is because I didn't carried out a serious investment analysis.
    I just use the среднерыночную стоимость adjusted with inflation. I just calculated something general because I wanted to give a general impression.
    Am I correct?

    No. You should prefer phrase "примерная/ориентировочная/приблизительная стоимость" for your example.
    "Расчёт" is "calculation", so "расчётный" is "calculated (value)". This word implies professional or scientific approach/work.
    It fact "оценочный" is more close to the meaning you think "расчётный" has.
